In most chimney cases, a cement slab is on top of a chimney. This cement slab will crack and also separate from the bricks where it was poured. The Flashing on a Chimney

Flashing is the metal at the bottom of the chimney that connects the chimney to the roof. In most cases, this flashing is slotted into the chimney, and caulking is used to seal it. Field Stone Chimneys

Chimneys that have natural stone

When a chimney is built or decorated with natural field stones, it has a 90% chance of leaking. It is very hard to detect leaks and seal them from leaking. You are much better off rebuilding the chimney using bricks or concrete. You can use Alex Plus clear caulking to seal the fieldstone’s cracks.

  • Use an angle grinder with a wire brush to clean all existing caulking, paint, and tar from the flashing or chimney crown.
  • Remove any loose cement grout where necessary.
  • Use masking tape to tape off the area where you seal the chimney.
  • Make sure to allow at least 2″ of space on either side of the crack where you will apply the sealant.
  • Use Turbo Poly Seal to brush the 1st coat on the surface, covering 2″ on each side of the crack.
  • Cut a polyester fleece and apply it over the 1st coat of sealant.
  • Brush the 2nd coat of Turbo Poly Seal to cover the Polyester fleece.
  • Remove the masking tape after 5 minutes of curing.
  • Apply Silver Coat protection after 24 hours of curing.

5 Steps on repairing a skylight leak

  1. Wipe clean the glass or plexiglass and frame with a water-soaked rag
  2. Remove any old caulking and tapes. Soak a rag with Lacquer Thinners to remove Silicone or Tar residue
  3. Use masking tape to tape the glass area approx. 11/2″ from the frame
  4. Use 80 – 100 grid sandpaper to rough up the glass and frame
  5. Wipe clean all the dust with a dry rag
  6. Apply 1 thick coat of Super Silicone Seal covering the glass from the tape to over the frame
  7. Fill the gap between the metal frame and glass with sealant
  8. Cut the Polyester Fleece in half, so you end up with a 2″ strip
  9. Embed the fleece in the Super Silicone Seal
  10. Ad a final coat over the fleece, making sure the fleece is completely covered
  11. Remove the masking tape immediately after the silicone seal is painted on
  12. Take a dry rag and wipe of any excess sealant that got spilled on the glass area

A 5-minute Repair Metal Roof Leak with Super Silicone Seal, the surface must be free from dirt and moist. The seams on a metal roof must be screwed down tight to avoid much flexing.

The advantage of using Super Silicone Seal is that Ultraviolet rays do not affect it. The silicone will not degrade in heat or icy conditions. The disadvantage is that paint will not adhere to it.

Here are 5 things you should never do when repairing a Metal Roof

  • Never use caulking to repair seams or seal screws.
  • Never use Tar to fix seams – tar will dry out and crack
  • Never use the same size screws when replacing or tightening them
  • Never step on the risers of the metal – they crease and start leaking
  • Never coat an entire surface to try and repair leaks. The coating is only necessary when there is rust, but not to fix leaks
Repairing metal roof leaks with Super Silicone Seal

Silicone will adhere to metal, glass, plexiglass, wood, and asphalt.

To Repair Metal Roof Leaks, follow these steps:

  1. Prepare the surface where you want to patch.
  2. Use a flat bar, hammer claw, or trowel to remove big chunks of dried tar or other roofing materials.
  3. Use an angle grinder with a wire brush to remove existing silicone caulk, asphalt, and paint.
  4. Take a rag and saturate it with Lacquer Thinners to clean asphalt residue and silicone from the surface.
  5. If necessary, replace the existing screws with slightly larger ones. Use pane head screws where possible for a low profile.
  6. Use a paintbrush and paint the 1st coat of Super Silicone Seal over the seam. Ensure you cover at least 2″ on each side of the seam.
  7. Embed the Polyester Fleece into the silicone, squeezing out all the air.
  8. Apply a 2nd coat of Super Silicone Seal over the fleece, ensuring it is completely covered.

It can rain 1 hour after applying the Super Silicone Seal. It takes about 24 hours to cure completely.

This composition stays elastic over time and is also very strong. When applied with a Polyester fabric, it gives it the added strength and elasticity.

It is important to remove old tar, caulking, and paint before making any repairs. Turbo Poly Seal will adhere to asphalt and paint, but the paint could peel off rendering the repair non-effect.

Metal Seam Leak Repair

Most people are afraid to remove material from previous repairs. They are afraid that they might disturb something and cause more problems. This is furthest from the truth. It is always better to start with a clean surface.

Use an electric grinder with a wire brush to remove old rust, paint, and caulking. It is important to have the metal surface clean from any debris as well as silicone residue. To make sure there is no silicone residue left by the wire brush, you can use Lacquer Thinners with a rag to wipe the surface clean.

It is super important to use eye protection when cleaning the metal surface

Once the surface is clean, then you can make the necessary repairs with Turbo Poly Seal.

5 Steps to make repairs on a metal roof seam

  1. If necessary, it is now the time to replace screws. Always go with one size bigger and or also find flat head screws if you are going to paint over them.
  2. Brush 1 coat of Turbo Poly Seal on the clean metal surface. Make sure to cover at least 2″ on each side of the seam
  3. Embed the Polyester Fleece over the sealant
  4. Brush a final coat of Turbo Poly Seal covering the polyester fleece (make sure the fabric is completely covered)
  5. After 30 minutes, paint a coat of Aluminum Asphalt over the Turbo Poly Seal. This “Silver Coat” will protect the Turbo Poly Seal from failing prematurely

The repair of seams, cracks and flashing with Super Silicone Seal

  1. Use a steel wire brush to scrub the surface. (remove dust)
  2. Use masking tape to tape off 21/2″ from either side of seam or crack (optional, but looks clean when done)
  3. Measure and cut the correct length of fleece
  4. Brush 1 thick coat either the Turbo Poly Seal or Super Silicone Seal on both sides of crack or seam
  5. Embed the polyester fleece into the freshly painted coat (make sure there are no wrinkles)
  6. Apply another coat over the fleece making sure the fiber doesn’t show
  7. Remove the masking tape

Turbo Poly Seal was designed to address all leak problems. This product is unique because the composition is polyurethane and bituminous resins and will adhere to almost any surface. The only material Turbo poly Seal will not bond too is EPDM Rubber.

It is easy to use Turbo Poly Seal. The kit comes with the resin and polyester fleece. The polyurethane resin is applied with a brush to a surface that is free from dust, and then the fleece gets embedded into the polyurethane with another coat of resin brushed over the fleece.
